The Royal Livingstone Hotel is made up of a total of 173 en suite guestrooms in several river-bank residences, each with its own private terrace offering views over the Zambezi River and the gardens.
All rooms have shoe cabinets, safes, ceiling fans and mosquito nets. Inter-leading rooms are available on request. There are also rooms suitable for disabled guests.

General Facilities

Within the 17 colonial-style buildings that make up The Royal Livingstone lie facilities to cater for guests' relaxation and fitness needs. Two separate gyms host weight training, circuit training and body sculpting in one, and aerobics and karate in the other.

The Royal Spa offers a comprehensive range of cleansing and balancing treatments using top-quality Dermalogica and Clarins products. Choose from the massage menu and unwind in the privacy of a cool gazebo set up on the banks of the Zambezi River or opt for a rejuvenating session in the comfort of your room.

The Royal Livingstone also provides numerous other services such as a butler assigned to your room, laundry, babysitting and shoe polishing. The concierge will be able to assist you with activities and transfers around Victoria Falls and Livingstone, from casting for tiger fish in the Zambezi River to powering through grade 4 rapids.

As a guest, you will have unlimited access to the Victoria Falls via the hotel's entrance. Follow the pathway through the rainforest that runs along the edge of the river and watch in awe as the broad flow of the Zambezi plummets over the precipice and crashes into the gorge deep below to create the world's largest sheet of falling water.

Royal Livingstone was a perfect fit for us. We were all blown away by the animals on the grounds. So fun to see them! It is a beautiful location too! Staff were so attentive. Can't wait to go back! The tea was a bit disappointing because they only prepped it for 4 people rather than 6, but once we realized they weren't charging us for 6, that was better! The breakfasts at Royal Livingstone were phenomenal! More time in Victoria Falls would have been enjoyed by all!

We could not believe the beauty of Victoria Falls and loved the Royal Livingstone! Wow! The hotel is amazing and the staff was wonderful. The closeness to the falls was worth the price and the animals there on the hotel grounds are a wonderful treat! We did the ultimate river cruise and could not think of a better way to see everything! Highly recommended! The water taxi in was perfect! The helicopter and the devil’s pool were great as well! Wow!
